Can I sell a property with the tenants still in it?
Q I have a house in Wales with tenants who have been there for five years. Now I need to sell the house. Is it possible to find someone to buy the property with the tenants still in it, as I really don't want to move them out if I don't have to? LL A If you want your tenants to stay put you will need to find a buyer interested in taking on your property as an investment rather than as his or her home. This isn't impossible – although it does limit the number of potential purchasers – and any estate agent who is also involved in letting property and buy-to-let should be able to help you. Prospective landlords, especially novice ones, often like the idea of buying a property with tenants already in place (assuming they have always paid their rent on time), and the advantage for you is that you will continue to get rent right up to the date the property is sold. This would not be the case if you were to sell to someone who wants to live in the property, because the tenants would need to move out before a buyer's solicitor was prepared to exchange contracts. This would mean you would need to give your tenants the necessary notice stipulated in the tenancy agreement you have with them.
